Every owners' association knows it: treads marked by years of use. Stains no cleaning company can remove, wear patterns along the walking route, an appearance residents feel embarrassed about when visitors arrive. And slippery or worn treads are more than a nuisance: if a resident slips, the owners' association can be held liable. Addressing the stairwell in time prevents not only complaints — but that risk as well.

Three levels, one point of contact

Not every stairwell requires the same intervention — and not every budget allows it. That is why Omnistair works with three levels, from smart entry to complete renovation.

1. GripStep Pro — the affordable entry. Anti-slip treads in natural stone composite, placed on the existing treads. The fastest way to improve the safety and appearance of the walking route, without a major investment.

2. Coating advice. Are the treads still sound but does the whole look dated? Then we assess together which coating suits the use and substrate of your stairwell.

3. Complete stairwell renovation with EverStep Solid. All treads renewed with overlay treads in natural stone composite, if desired including the painting of stringers, railings and adjoining parts. One party, one planning, one delivered stairwell.

Why EverStep Solid in a stairwell

A shared stairwell is an escape route. Rightly, higher requirements apply there than in a private home — and that is exactly what EverStep Solid was developed for. Its anti-slip performance is demonstrably compliant with NEN 7909 and the material carries fire class Bfl-s1. Moreover, the anti-slip is part of the material itself, not a layer that wears off exactly where everyone walks. The treads are placed over the existing structure: the build-up is just a few millimetres, so the walking rhythm of the staircase does not change. SolidLux finish: immediately walkable, no odour nuisance

EverStep Solid is finished with the SolidLux UV coating system by Koninklijke Van Wijhe Verf, a Dutch family business with B Corp certification. The coating cures instantly under UV light: the staircase can be used again immediately after the work — in an occupied building, that is not a luxury but a necessity. The system contains no solvents, so residents experience no odour nuisance, and it has a low CO2 footprint. The finish also contributes to fire class Bfl-s1. Want to know more? From long-term maintenance plan to owners' meeting decision

For most owners' associations, a stairwell renovation is a long-term maintenance plan item. Omnistair supports that process: the three levels can be planned in phases — for example the GripStep Pro entry now, with the complete renovation reserved for a following financial year. For decision-making at the owners' meeting, we provide a project quotation, colour samples and technical documentation on request. That way, a complete file is on the table before the vote.
