Stair Renovation for Residential Associations

Stairwell with natural stone composite overlay treads

A stairwell in an apartment building isn’t used the way a staircase in a home is — it’s lived in. Residents, visitors, movers, emergency services: all crossing the same treads, day after day. Wear that takes decades in a home shows up within a few years in a stairwell.

More than an annoyance

Slippery or worn treads in a shared stairwell are a recurring complaint at association meetings. And slippery or worn treads are more than an annoyance: if a resident slips, the association can be held liable. Addressing the stairwell in time prevents not just complaints — but that risk too.

Three levels, one point of contact

Not every stairwell needs the same intervention. Omnistair offers three levels, increasing in scope.

Level 1 — GripStep Pro — Immediate anti-slip upgrade

Anti-slip treads in natural stone composite, self-adhesive over the existing tread. No demolition, no construction disruption, executable per tread or per floor without closing the stairwell. The fastest way to remove the liability risk.

Level 2 — Coating advice — Targeted coating approach

For stairwells where the substrate is still sound but the finish looks dated, we advise a targeted coating approach — often combined with level 1.

Level 3 — Complete renovation — EverStep Solid, including painting

EverStep Solid over the existing treads, with matching painting of stringers, handrail and stringer board. One contractor flow, one delivery file, no separately coordinated tradespeople.

Why EverStep Solid in a stairwell

EverStep Solid is finished with the SolidLux UV coating system. The tread therefore meets the requirements of NEN 7909 for slip resistance, and fire class Bfl-s1 is demonstrable. This makes it suitable for buildings where a stairwell must meet requirements that go beyond those for a home — exactly the situation of a shared stairwell. Read more in our article on the SolidLux UV coating system.

Part of your maintenance plan

A stairwell renovation doesn’t have to be an ad-hoc expense. We help incorporate the work into your long-term maintenance plan, so the general meeting receives a substantiated proposal rather than a surprise. Reference project: social housing in Bodegraven, fully documented. The full technical substantiation is set out in our public technical handbook.

In practice, the residential association can be held liable for injury caused by a defective shared space, including the stairwell. Addressing slippery or worn treads in time demonstrably limits that risk.

No. Both GripStep Pro and EverStep Solid can be applied per tread or per floor, so the stairwell can remain in use during the work.

That depends on the condition of the substrate and the desired end result: an immediate anti-slip upgrade with GripStep Pro, coating advice, or a complete renovation with EverStep Solid including painting. We're happy to advise based on a few photos.

Yes. We help substantiate the work for the general meeting, so the cost and planning fit within the existing maintenance plan rather than appearing as a separate expense.

Yes. EverStep Solid is finished with the SolidLux UV coating system and meets NEN 7909 for slip resistance, with fire class Bfl-s1 demonstrable — suitable for the requirements placed on a shared stairwell.
